101 California Street

Located in the heart of San Francisco's Financial District, 101 California is a 48-story tower encompassing 1.2 million square feet of office space. The tower is cylindrical in shape with articulated edges of alternating bands of granite and glass, featuring a seven-story, glass-enclosed lobby at its base, and a granite-paved triangular plaza that contains seasonal flowers, seating and a fountain. 101 California was completed in 1982.

Completed in 2000, this 26-story building was acquired in tandem with 55 Second Street by the Hines U.S. Office Core Fund in 2004. 101 Second is defined at street level by its cornerstone of a dramatic glass clad, four-story atrium which serves as an art pavillion featuring major art commissions by painter Charles Arnoldi and sculptor Larry Bell, as well as a significant public space for tenants and visitors. On warm days, the street-level glass is opened to bring the outdoors inside.

 
110 The Embarcadero

As one of the first post WWII skyscrapers, this 25-story building was designed by William Peugh and developed by Equitable Life Insurance as their headquqarters in 1955. The design juxaposes a classical white marble facade against aluminum art-deco window framing to create a timeless modern presence in the heart of the financial district. Hines acquired the building in January 2006.

 
333 Bush Street

The 542,743-square-foot Class A office property, located in the heart of the Financial District of San Francisco, was acquired in a joint venture between Hines and Sterling American Property. Designed by award winning architect Skidmore Owings & Merrill, 333 Bush Street is located between Montgomery and Kearny Street. The Class A office property is also within walking distance to Union Square, the Crocker Galleria as well as some of San Francisco’s finest restaurants and top hotels.

 

 
Sansome Street

Sansome combines a 16-story structure with a significant historic building on a full-block site. 343 Sansome was one of the first buildings approved after the passage of Proposition M and reflects the scale of development for San Francisco under the Downtown Plan. At 16 stories, the project avoids the creation of new shadows on public park spaces and is sympathetic to the height, scale and design of neighboring buildings. The lobby level includes a sculpture court and entrances off both Sansome and Sacramento streets. There are also 13,000 square feet of retail space, with storefronts opening on Sansome, Sacramento and Leidesdorff streets. A landscaped roof garden is open to the public.

 

 
580 California Street

Completed in 1984, 580 California is a 23-story, 310,000-square-foot tower that features a two-story arcade marked by granite archways at street level, bay windows separated by rounded columns and a classic French mansard roof. Highlighting the two-story roofline are statues on all four sides of the building.

150,000-square-foot campus in South San Francisco's biotech cluster and leased it in phases to Corixa (formerly Coulter Pharmaceuticals), a developer of immunotherapeutics. Hines worked closely with Corixa to expedite both shell and tenant improvement construction, and coordinated numerous tenant-driven design changes, shepherding them through the approval process. Each phase was delivered on schedule and on budget. The project was completed in 2001.

 
Mission Street

The JPMorgan Chase Building is a 31-story, Class A office building. The 667,782-square-foot building also features two levels of underground parking and a large ground level plaza. The building is 100% leased to JPMorgan Chase & Co. and is their West Coast headquarters. The project is owned by National Office Partners Limited Partnership (NOP), a joint venture between Hines and the California Public Employees' Retirement System (CalPERS).

Transbay Tower

At the heart of the winning proposal is City Park, a five-and-a-half-acre public park that will sit atop the new transit center and double as a "green roof" for the facility.

City Park's signature feature will be an elegant 1,200-foot office tower which will become a landmark addition to the San Francisco skyline and the tallest U.S. building west of Chicago.  Designed to include state-of-the-art security, safety, and many sustainability features, the planned 1.7 million-square-foot office tower will be developed, owned and operated by Hines.

Since 1994, Hines has managed the suburban office complex for the law firm of Wilson Sonsini Goodrich & Rosati located in Palo Alto, California, in the heart of the Silicon Valley. The campus has emerged from one 184,000-square-foot building in 1994 to five buildings totaling 496,000 square feet in 2001.
