Building renovation included renovation of the lobby, exterior plazas and other common areas, and upgrading of the operational systems and services as well as on-site amenities.
     
 
10960 Wilshire Blvd
10960 Wilshire is a 24-story, 533,000-square-foot office building located in the heart of the Westwood/Wilshire commercial corridor in Los Angeles. In 1992, Hines was selected by the owner, a subsidiary of the Swiss Bank Corporation, to assist in overseeing the redevelopment of this 1970s property as well as to manage and lease the building. The redeveloment program included the addition of contrasting window tinting to heighten the building's verticality; expansion of the main lobby, creating additional natural lighting; installation of new stone flooring and natural finishes throughout the public spaces; and creation of an inviting park-like courtyard at the building's southern entrance. To make access to the building more convenient, a motor court drop-off was added at the southern entrance, and a new covered walkway was constructed between the garage and lobby. The building renovations were completed in mid-1994.
     
 
Figueroa at Wilshire
Completed in 1990, Figueroa at Wilshire is United California Bank's regional headquarters. This 1 million-square-foot tower rises 52 stories to an octagonal glass crown, establishing a bold architectural presence on the Los Angeles skyline. An expansive open-air plaza located at ground level features a 36-foot-high fire and water sculpture entitled L.A. Prime Matter, by California artist Eric Orr.

LNR Warner Center is located in the Woodland Hills/Warner Center submarket of Los Angeles. Designed by the Poliquin Kellog Design Group and built in stages between 2001 and 2005, LNR Warner Center is comprised of four five-story buildings and one three-story building containing approximately 808,274 square feet in total. The campus-style project is currently 98 percent leased to tenants including Health Net of California, Inc., NetZero, ATK Missile Systems and Univision Music.
     
 
One Wilshire, Los Angeles
One Wilshire is a 30-story building comprised of approximately 664,000 sq. ft. of office and retail space with a five-level subterranean parking garage for 524 cars.  Designed by Skidmore, Owings & Merrill and opened in 1966, the property underwent a major renovation in 1992.  The property serves some of the most dominant players in the global communication industry. 
     
 
Union Bank Plaza, Los Angeles
The property is well-positioned to take advantage of anticipated rental rate growth in the downtown office market over the next several years. Union Bank Plaza has an extensive plaza that includes reflecting pools, seating areas shaded by coral treas and a 1,250 square-foot pavillion currently used for meetings and conferences. Wilshire at Westwood, Los Angeles
Wilshire at Westwood is a 24-story, 534,000-square-foot office building located in the heart of the Westwood/Wilshire commercial corridor of Los Angeles. In 1992, Hines was selected by the owner, a subsidiary of the Swiss Bank Corporation, as the asset-managed full-service property manager to oversee redevelopment, leasing, management and eventually disposition of this 1970s property. The renovations were completed in mid-1994 and included extensive renovation of the upper, lower, and tenant floor lobbies featuring a selection of high-quality building materials; full asbestos abatement/removal; meticulously designed landscaping throughout the public areas; and a new monumental entrance to the concourse level at the corner of Wilshire and Westwood boulevards.
     
 
Wilshire Rodeo Plaza
246,674-square-foot project. The Wilshire Building was built in 1939, was renovated in 1987 and is the new home to prominent retailers such as Niketown and Burberry's. The Rodeo Drive Building was built in 1983 and houses PaineWebber's primary Westside Los Angeles offices.
